    Annupuri Gondola Project

The last of its kind in Niseko

On the slopes of Mt. Annupuri lies a parcel without equal in Niseko: over five hectares of true ski-in / ski-out land, opening directly onto the gondola and the existing chairlift. It is the last developable site of its scale in Niseko with genuine slope-side access — a one-of-a-kind foundation for a landmark alpine resort.

The land connects straight to the mountain — guests ski to and from the door, with the Annupuri gondola and existing chairlift at the very edge of the site. And that connection is about to become dramatically better: the resort operator has announced a brand-new high-speed ten-seater gondola, targeted for the 2028 winter season, replacing the original 1985 line, nearly doubling uphill capacity and shortening the ride to the summit. It is a transformational upgrade to the mountain — and the site sits directly at its base. Framed by uninterrupted views across the Konbu mountains, and situated outside the national park — a rarity in Niseko that affords exceptional development freedom — the site pairs a setting few places on earth can match with the flexibility to realise it in full.

A preliminary master plan has been prepared by Ecosign Mountain Resort Planners — the world’s foremost ski-resort design firm, and the architects behind neighbouring Hanazono. Their vision anticipates a five-star hotel and branded residences, with luxury villas, retail and F&B woven into a fully integrated, four-season destination.

The timing could not be stronger. Niseko’s emergence as a global luxury destination is now unmistakable — the Ritz-Carlton Reserve is already established at Niseko Village, and Aman is coming to neighbouring Mt. Moiwa. Annupuri, home to the finest ski-in / ski-out land in Niseko, is ready for its own five-star hotel.

    Highlights
    • Over 5 hectares (50,496 m² / 15,277 tsubo) — the last ski-in / ski-out parcel of this size in all of Niseko
    • True ski-in / ski-out, with direct access to both the Annupuri gondola and the existing chairlift
    • A brand-new high-speed 10-seater gondola targeted for the 2028 winter season — nearly doubling uphill capacity

    • Master plan by Ecosign, the world’s leading ski-resort design firm (also designing Hanazono)
    • Global luxury has arrived in Niseko — Ritz-Carlton Reserve at Niseko Village, Aman coming to Mt. Moiwa; Annupuri is ready for its five-star hotel
    • Suited to a five-star hotel with residences, retail, F&B, spa and villas
    • Soga, Niseko-cho, Abuta-gun, Hokkaido

An opportunity of this scale and quality will not present itself again in Niseko. Annupuri Properties welcomes enquiries from development partners, hotel operators, architects and financial institutions.
